Thinking of selling your land?

1) Where is the land located? Call the county and make sure there aren’t any weird liens or co-owners on the property you don’t know about. Order some maps if you don’t already have them. They usually cost a couple bucks.

4) In this current economic time, people are reluctant to dish out large amounts of cash up front, so it is wise to offer some type of owner financing on contract. This will increase your chance of making a sale dramatically.

Land for sale by owner. My personal favorite phrase. Why? Well, when I hear this, I know it’s bargaining time. I know I can probably get a sweet deal on a piece of land, as well, I can negotiate some nifty terms to suit my budget.

Why dish out a large chunk of up-front cash if you don’t have to? The secret to my success is using as little upfront money as possible, and dish out very little per month. And whenever possible, use someone else’s money (the bank).

Purchasing Land For Sale Online

1) How can you sell land online?
Answer: Why not? Most people think real estate has to be sold by a real estate agent. Well, this is not true at all. Real estate agents assist in selling your properties for you. You do not need to hire one if you don’t want to. If you are fully capable of advertising the property yourself, especially online, then you can save yourself a ton of cash. We are a land investment company, and every single one of our properties are listed on our website at www.UnitedLandSales.com. Legal documents are prepared by our legal department, deeds are legally prepared and signed by our Notary and legally registered at the county.

2) Why are your prices so low?
Answer: We purchase our land in bulk, sometimes several hundred pieces of land at the same time from estates or trusts. This in turn allows us to offer a low price to the open market. Most of the time, you can purchase land for sale from us for much less then the current market value.

3) Why don’t you offer title insurance?
Answer: Title insurance can run up to $1,000, we do not offer this on any of our properties as we need to keep our prices down. You are more then welcome to go purchase title insurance when purchasing one of our properties. However, keep this in mind, all you need to do is pick up the phone and contact the county recorders office to ensure the title is in our company name, ask them if there are any liens or encumbrances, and if there are any issues with the land. There…you just saved yourself $1,000.

We do all due diligence prior to purchasing our properties. If there are any issues with any of our properties, they are not listed for sale. We have never had an issue with transferring a property to any of our customers. We have a perfect track record.
